Where reviews come from
Each company's star rating, review count and newest reviews come from its public Google Maps listing and refresh once a day. We show the most recent handful of reviews for each company, plus any response the company posted.
How the directory is ordered
The default view, Featured ranking, has two parts. The first positions are featured placements chosen by our editors. They're marked Featured, and their position is an editorial decision, not a score.
Every other company is ordered by a weighted score out of 100:
- Google review rating, 20%
- Google review volume, 15%
- Geographic service coverage across North Idaho towns, 20%
- Local market expertise, 20%
- Property management services offered, 15%
- Website and information quality, 10%
Google rating, review volume and service coverage are calculated from public data. Local market expertise, management services and website quality are assessments made by our editors. If we haven't assessed a factor for a company yet, it's left out of that company's score rather than estimated.
To see companies ordered purely by Google data, choose Highest Google rating or Most Google reviews. The star rating and review count shown for every company are always its real Google numbers, unchanged.
What we don't do
We don't write, edit, filter or hide reviews, and we never change a company's Google rating or review count. If a review seems wrong, it has to be reported to Google, which is the only place it can be removed.
